How much does a villa with a pool near Montpellier earn?
It is the first question villa owners in Castelnau-le-Lez, Lattes or Saint-Clément-de-Rivière ask us. The answer comes down to a simple formula, and a few factors that make all the difference.
The basic formula
The gross income of a holiday rental is calculated as follows: average nightly rate × number of nights booked. The key is to estimate these two figures accurately, as they vary greatly with the season.
Benchmarks for the Montpellier market
Across all property types, listings in Montpellier show an average rate of around €70 to €85 a night, with an occupancy rate of 60 to 70% depending on the source. These averages are pulled down by studios and one-bedroom flats, which make up most of the city-centre market.
A villa with a pool is in a different league. In high season, a five-bedroom villa with a pool near Montpellier typically rents for around €275 a night, and much more for a luxury villa. On the other hand, occupancy is more seasonal: very high from June to September, quieter in winter.
A concrete example
Take a high-end 4-bedroom villa with a pool and air conditioning in Castelnau-le-Lez. Our simulator estimates it at around €260 a night on average over the year, with an occupancy rate of 38 to 55%. That represents gross income of €3,000 to €4,350 a month on average, or €36,000 to €52,000 a year.
This is gross income. You need to deduct:
- the concierge service's commission;
- running costs: electricity, water, internet, pool and garden maintenance, insurance;
- tax, which depends on your scheme (see our article on the 2026 rules).
Cleaning is generally charged to guests, and the tourist tax is collected from them.
What really boosts income
- Photos: they are the number one reason people click. Professional photos are well worth the cost.
- Prices adjusted every day: festivals, trade fairs, school holidays, long weekends… a fixed rate leaves money on the table.
- Reviews: a rating of 4.8 or more puts you ahead of the competition.
- Amenities: a heated pool, air conditioning, parking and a well-equipped outdoor area justify a higher price.
- The low season: business stays, monthly rentals, seminars… this is where the difference is made over the year.
