Palavas-les-Flots: making your holiday rental profitable all year round
Palavas-les-Flots is no longer just Montpellier's beach in July and August. According to the town, visitor numbers are increasingly shifting towards autumn and winter: short breaks, last-minute bookings and very strong late seasons.
For an owner, this is an opportunity. An apartment that only works ten weeks a year leaves a lot of income on the table. At CBC Home, a concierge service managing several properties in Palavas, we explain how to turn your property into a profitable rental twelve months a year.
Seasonality in Palavas in figures
The market has around 770 active listings on Airbnb, with an average occupancy rate of 39% over the year (AirROI data, August 2025 to July 2026). The gap between seasons is wide:
| Period | Average occupancy rate |
|---|---|
| August (peak) | 71% |
| July to September | 49% |
| Spring and autumn | 35% |
| January to March | 26% |
Stays last 7 nights on average in August, compared with 4 in December. A property earns about four times more in August than in January, but the average nightly rate only drops by a quarter in winter. So the real off-season lever is not slashing prices: it is filling empty nights.
Who comes to Palavas out of season?
- Montpellier locals and residents of the metropolitan area (500,000 people just a few kilometres away), loyal all year round for a weekend by the sea;
- Swiss, German and Belgian tourists, numerous in spring and in the late season;
- Cycling tourists, a fast-growing clientele with strong spending power;
- Professionals on assignment in Montpellier, who prefer the seaside to the city for a few weeks;
- Retirees and remote workers on long stays, drawn by the mild Mediterranean winter.
Palavas highlights to promote all year round
A listing that only talks about the beach loses half the year. Palavas has much more to offer:
- The lagoons and their pink flamingos, visible all year round, and Maguelone Cathedral, reachable on foot or by bike;
- Cycling: cycle paths along the coast and the lagoons, on the ViaRhôna route;
- Heritage and culture: the Phare de la Méditerranée and its panoramic view, the Albert Dubout museum, and winter guided tours on the history of the resort;
- Traditions: water jousting, the autumn feria, the abrivado (bull run) on the beach, and the Automnales festival in September;
- Food: fish and shellfish from the harbour, and restaurants open all year round along the quays;
- Close to Montpellier: the city centre, airport and station are about twenty minutes away, ideal for a stay that combines city and sea.

6 ways to fill your property out of season
- Dynamic pricing: adjust the price every day according to demand, weekends, school holidays and events in Montpellier (trade fairs, conferences, concerts).
- Suitable minimum stays: 7 nights in August, but 2 nights in winter to attract weekend visitors from Montpellier.
- Long-stay offers: weekly and monthly discounts for professionals, remote workers and winter visitors.
- "Four-season" listings: photos of the property in winter light, heating and Wi-Fi highlighted, and non-beach activities described.
- Several platforms: Airbnb, Booking.com, Abritel, plus direct booking for returning guests.
- Flawless hospitality: in the low season, every review counts double, as it pushes the listing up when competition is less active.
Rules to know before renting in Palavas
Renting all year round means being compliant. Since 20 May 2026, every furnished holiday rental in France must be declared and have a registration number displayed on its listings.
- Main residence: 120 rental days a year maximum, unless the town lowers this cap;
- Second home: declaration at the town hall and change-of-use authorisation are mandatory (see below);
- Tourist tax: collected by the town, and often paid directly by the platforms;
- Co-ownership: check that the building's rules allow holiday rentals, and inform the property manager.
In Palavas-les-Flots, if the property is a second home or a buy-to-let investment, you must at the very least declare the holiday rental at the town hall. Above all, as Palavas is one of the towns subject to the tax on vacant homes, a change-of-use authorisation is also required before listing the property on Airbnb or Booking.com, according to the decree in force and Service-Public.fr.
Unlike Montpellier's Écusson, Palavas is not subject to a widely publicised quota, which makes it an attractive alternative for investors. Local rules change quickly: CBC Home checks the situation of each property before it is put up for rent. Read also: Quota zones in Montpellier: what changes in 2026.
